Apple Valley, CA Market Report Week Ending 11/17/10




Here is the news you can use regarding the housing market.



There are currently 445 residential homes listed in Apple Valley.



Additionally there are



56 homes contingent. (That means they are waiting on further action from the seller or buyer. We can't put in pending until something agreed upon happens.)



There are 173 homes pending or in escrow.



The week of 11/11/10-11/17/10 had 22 homes sold.



7 went over asking, 4 at asking and 11 under asking.



Many listing noted multiple overs regardless of days on market.



The average home was 2085 sq ft. Sold at 73.16 a sq ft in 46 days for $155,223, which was $98.93 of asking price.



The lowest price home was $65K, it sold for cash.



The highest price home sold at $269,000. It sold with a conventional loan.



It's a great time to buy! Interest rates are great. Our affordabilityrate is very high. I was just looking at an article from 2006 talking about how hard is was to buy an affordable home. It was very "discouraging to new home buyers'. We as agents and home sellers look back on that as the good old days and when are things going to get back to housing prices then. Well folks we are never going to make everyone happy. Someone is always going to be out of the market. If it's your time to buy or sell, call me, lets get cracking. The Feeding Frenzy is Over (edit/delete)
It looks like the feeding frenzy, with multiple offers going over asking price is slowing down. You can see that the trend is heading downward.

The asking price to sales price has been at 98-101% for quite some time.

This week we see the number of sales going over asking dropping. The average home last week sold at $96.63 of asking.

The number of sales coming in under asking is rising dramatically.

The DRE has posted information on the California tax credit.

The tax credit has a limited pot to draw from, so once the funds are gone, they are gone.

You have to close escrow on or after May 1.

The refund is given over 3 years.

It is non refundable and can not be carried over.

You must apply within 2 weeks of close of escrow.

The bulletin is very easy to understand and very readable.

As always when you are dealing with taxes it is wise to seek the advise of your profession tax adviser.

So You Want to Buy Your First House

Congratulations, you are ready to walk down the road that leads to home ownership.

How what?

You can look on line at house and start getting an idea of what appeals to you.
Our local MLS (Multiple Listing Service, i.e. the web site where the houses are) is WWW.VVMLS.COM . This is for the Victor Valley, in So. Calif.

You need to do 2 things,

1-Prepare financially to show that you can buy a house.
*You can gather bank statements showing you have the amount of money it takes to buy the house you are looking at.

*Find a good trust worthy lender
You must be prepared to let them run your credit and answer questions about your finances and back up your answers with bank statement, tax records and pay check stubs or other proofs of your finance.
The lender will give you a letter letting the seller know that you are qualified
buyer. The letter is known as a pre-qual.

HINT:If you don’t have a file with all your current information, start one now so you aren’t wondering where it is later.

2-Look for a real estate agent that will help you find the home of your dreams.

But when you see one that makes you go, “Hummm, I’d like to look at that”, we talk about it and make sure it’s still OK to go see.

In a market where many people are going over asking it was just unusual.

All of those numbers are up from last week.

Down from last week is……
14 homes sold this week.
But let’s remember that MLK day closed the recorders office.
So there was one less business day.

This is almost $9 a foot LESS than last week.

Average sale price $174,479

The % of sales price to list price 96.37%.
