8 is way off the average # of sales our area normally has.

Just an observation, there were 3 houses sold under 90% of asking price.
In a market where many people are going over asking it was just unusual.


As of 1/15/10
There are 280 active houses for sale.
70 homes are contingent
175 went pending this week.
All of those numbers are up from last week.

Down from last week is……
14 homes sold this week.
But let’s remember that MLK day closed the recorders office.
So there was one less business day.

Average square foot of house is 2244

Average price per square foot $72.85
This is almost $9 a foot LESS than last week.

Average days on market 49

Average sale price $174,479

The % of sales price to list price 96.37%.

2 were short sales
6 were bank owned.

Lowest price home was sold for $53,000.
Highest price home sold for $385,000.
